How AHCOPA Can Help

AHCOPA’s housing counselors are nationally certified to assist renters through Philadelphia’s Eviction Diversion Program. Before a landlord can take you to eviction court, they are required by law to attend an eviction diversion hearing with you and a mediator first.

We’ll be with you every step of the way — attending the mediation hearing alongside you, helping you negotiate a repayment agreement with your landlord, and connecting you with any available rental assistance resources. We follow your case through to completion.

Know Your Rights

Philadelphia law is clear: a landlord cannot evict you without a court hearing. It is illegal for a landlord to remove you from your home before that process is complete. This includes:

  • Changing the locks
  • Shutting off utilities
  • Removing your belongings

If any of these things have happened to you, it is an illegal eviction and your landlord can face criminal penalties.
