Prepare for Your Counseling Appointment

Getting organized before your appointment helps your counselor make the most of your time together — and keeps things moving smoothly toward your homeownership goals.

All documents must be submitted at least 48 hours before your appointment. If documents aren't received in time, your appointment will need to be rescheduled.

Get Ready for Your Appointment

Documents to Prepare

Please submit all documents in PDF format — photos of documents are not accepted.

Proof of income — 30 days of most recent pay stubs, or documentation of Social Security Disability, Pension, SSI, or other income sources
Bank statements — 2 most recent months from all checking, savings, 401K, IRA, or other accounts
Tax returns — is what you file with the IRS and you receive a copy after filing. For the two most recent tax years. Both years are required. If you don't have them on hand, you can request a transcript at IRS.gov
W2s — is the form you receive from your employer at the beginning of each year. For the two most recent tax years. Both years are required. If you don't have them on hand, you can request a transcript at IRS.gov
If self-employed — Last 3 years of tax returns including Schedule C, a current Profit and Loss Statement, and 3 months of business and personal bank statements
Proof of rental history — 12 months of documentation such as a lease, cancelled rent checks, money order receipts, or a landlord letter
Photo ID — Driver's license or government-issued photo ID
Workshop certificate — Only required if you completed your homebuyer workshop with a different HUD-certified agency, not AHCOPA

Credit Report Fee

A credit report is required for your appointment and must be paid before your session.

  • Individual: $40
  • Co-applicant: $78

This is a soft pull and will not affect your credit score. Even if you've recently pulled your own credit report, you'll need to purchase a new one through our link below.

After paying, include a copy of your receipt when you upload your documents.

The first step is attending a Homebuyer Workshop. The workshops are 4 hours long and include speakers from AHCOPA, partner banks, real estate agencies, and other housing professionals. You will have the opportunity to ask questions, please come prepared and energized.
