Down Payment Assistance Programs

One of the biggest barriers to buying a home is coming up with the down payment and closing costs. The good news: there's more assistance available right now than most people realize and AHCOPA can help you access it!

AHCOPA doesn't fund these grants and doesn't make approval decisions.

What we do is make sure you're prepared to qualify, help you identify every program you're eligible for, and guide you through the application process. Most first-time homebuyers working with AHCOPA are eligible for at least one program, and often more that can be combined.

Start the Process Early

The most important thing to know: you must complete homebuyer counseling before signing an Agreement of Sale. Once you've signed, most grants are no longer available to you.

“AHCOPA was a lot of help. I learned a lot, how to evaluate a home, the responsibility of a house. They guided me, checked my credit score, and advised me on what price house to buy. I advise all my friends about AHCOPA because they will help you save a lot of money and they will teach you.”

A Note on Eligibility

If you're a first-time buyer with moderate income, chances are good that you qualify for assistance. But grants alone don't make homeownership possible — you also need to be credit-ready, have a manageable debt load, and be looking at homes within your realistic price range.

That's exactly what our counselors help you figure out. Rather than trying to determine on your own whether a grant is within reach, let's talk first. You might be closer than you think — or we can make a plan to get you there.
